What is the estimated time for delivery and construction of a Lindal home? Generally a Lindal home will take between 5 to 8 months to build. The planning process prior to construction includes several tasks which may take three months or moresuch as plan selection or development, permits and financing, selection of builder and contract. From the time you decide on your design till delivery of the material generally requires minimum 10-12 weeksthis includes Lindal developing your plans in 4-5 weeks, and further 5-7 weeks for plan approval, possible redrafting of Final Permit Plans, and production and shipping time. Connecticut Cedar Homes can help speed up this process. Lindal Cedar Homes' data bank, available to us, contains thousands of home plans. We have a good chance of finding a house that is exactly what you want, or one that may easily be modified with minor changes. This way you save a lot of timeand that may even result in a special discount. You control the shipping date given the above parameterswe start producing and shipping only after your Authorization to Ship. Normally shipping is scheduled to coincide with completion of foundation. Framing time to a weather-tight condition including siding, roofing, windows and partitions for the Lindal home depends on size and designbut is comparable to stick-builti.e. from 5-10 weeks. How do I estimate the cost of the finished house of my design choice? On an average, Lindal's package represent between 33-40% of the total house cost, before site related costs (excavation, site preparation, driveway, septic and well). In other wordsthe cost of the Lindal package multiplied with 2.5-3.0 will get you a preliminary total budget cost for the project with standard featuresplus site costs. Once you have selected a design, we will also prepare a line-by-line project cost estimate. What are Lindal's payment terms? Lindal's standard terms are 15% down payment on signing of Sale and Purchase Agreementwith the balance due prior to shipment. We often assist our customers in structuring their financing plan, and provide back up material for the bank. We have excellent connections with several mortgage banks who can provide both final mortgage financing and construction loansat competitive terms. Do Lindal Cedar Homes provide foundation plansand what will the overall finished cost be of the house? Lindal generally do not provide foundation, or mechanical plansthough the basement plans will include all point loads. Connecticut Cedar Homes can provide fully engineered foundation plans by a Connecticut (or other state) licensed engineer (P.E.). The Builder provides a bid for the foundation based on these plans. The house plans developed by us will take into consideration the kind of heating system you require (allowing for duct work etc.). The general contractor and his subs will provide details of location and cost of electrical, plumbing and heating according to building code and your requirements. We have substantial, detailed, cost data on the many items (not provided by Lindal) which go into the houseand at the time of design and plan development, we will be pleased to help develop an overall project estimate. Can you provide other siding than Western Red Cedar (for instance stone) or other roofing material (for instance metal or tiles)? Lindal's standard CEDAR siding options are: 1x6 T&G vertical, 1" x 8" TK clapboard, 11/16" x 8" clapboard, square cut or fancy cut shingles, round log, or Hardi-Plankbut alternatives are possible to limited areas, and purchased by you or your chosen builder locally. All Cedar siding is kiln dried. Vertical or clapboard siding is offered with optional factory applied pre-stain. Lindal's standard roofing is Fiber glass shingles, with Asphalt shingles, or Cedar shakes as alternatives. If you wish to use another kindthis may be purchased by you or us locally, and we will credit you with the amount for shingles originally included in our estimate. Lindal's standard package does not include finish floor material (carpets, tile, hardwood flooring, etc.)but we can provide maple or oak hard wood floor as options from our source. Carpets, vinyl or tile is all purchased locally by the customer or supplied by the builder. I intend to build outside Connecticut, how do you provide help with construction bids then: We work as your construction consultantat no extra charge. When customers, who live in our marketing area (Connecticut), wish to build outside Connecticut, our normal practice is to do all the planning here, and when acceptable, we will develop a bid specification with you, and a Request for Proposal, and then find 23 reputable builders in the building area, to bid on the construction. If there is a Lindal dealer in the area, we will contact him and ask for his help in introducing builders, and general contractors, and subsequently help with inventory checking, and be our local representative during constructionat no additional cost to you. We also often find qualified builders through the local building inspector or the local bankand interview them to determine their qualification, and then introduce them to you. We will help you evaluate the bids submitted by these builders (all based on the same specification as developed by you and us). We hope we have provided all needed information, and look forward to
